La Mesa has worked hard to maintain its friendly neighborhoods and its position as a major retail area serving East County. The city is currently working to rehabilitate aging commercial areas into strong mixed-use developments.
The Downtown Rebound program is working to rezone areas along El Cajon Boulevard, University Avenue and La Mesa Boulevard to facilitate new developments which will include apartments and condominiums as well as small-scale retail and service businesses. According to Dave Witt, community development director, interest in the areas is high and already there are developers who want to work in the area. Beautification of El Cajon Boulevard began in 2001 and includes planting, irrigation, accent lighting and modifications to curbs. The median landscaping includes improvements that will improve traffic safety.
The city is also planning to add a major mixed-use development on the parking lot of the trolley station. The new Grossmont Trolley Station development will include small-scale retail and high density residential units. There are also plans for a people-mover system that will take trolley riders from the station up the hill to the Grossmont Center. The Mission Valley East Line extension will terminate at this station, connecting La Mesa to Qualcomm Stadium and Mission Valley. Retail will be neighborhood shops and services tailored to residents of the area.
There are a number of revitalization projects under way in La Mesa’s Downtown Village that will preserve its hometown atmosphere and maintain it as an attractive shopping destination. Landscaping and other improvements are already under way with the goal of enhancing the downtown’s park-like, pedestrian-friendly environment.
University Avenue is the third area of the city that is currently undergoing redevelopment. The recently-completed Ray and Joan Kroc Community Center will benefit this area. It is the largest community center in San Diego and includes a performing arts center, an Olympic-size skating rink and a competition-sized swimming and diving pool on 12.5 acres. The center will create opportunities for development on both University Avenue and La Mesa Boulevard.
The city’s mid-rise office buildings are popular with companies and enjoy a low vacancy rate. La Mesa’s many redevelopment programs and strong city support of business give La Mesa a vibrant business environment.
