Chula Vista is a town in transition. Once known as a bedroom community with a strong collection of small businesses, Chula Vista is now attracting multi-national corporations and strong redevelopment partners.
High-tech companies like Hitachi, DNP America and Leviton are either open or in the process of building new facilities in the Eastlake Business Center. These companies find the area a good location from which to manage their manufacturing and distribution operations both in the United States and in Mexico. The companies are also attracted by affordable land and a strong pool of workers. UPS, the U.S. Post Office, a day care center and a church are also tenants.
Another attraction for these companies is the Minato Gauken Japanese Saturday School located at Eastlake High School. Chula Vista has one of the highest concentrations of Asians in San Diego County, and the school is considered a valuable resource. The Sweetwater Union High School District is one of the best in the state and is proud of the fact that its Hilltop High School Academic Decathlon Team won the San Diego award for the third time in 2003.
In addition to its residential developments, The EastLake Development Co. is developing a major retail center that will include a Lowe’s, Target and Office Depot as well as smaller shops and restaurants.
The Gateway Chula Vista Office Park, being built by Mountain West, is redeveloping a large section of the downtown area. When completed the project will be a Class A building with over 300,000 square feet of office space. The building is already garnering awards for its striking appearance and architectural excellence. The project is being built in three phases. Phase 1 was completed in 2002, Phase 2 and 3 will be completed by 2005. The buildings are expected to generate 1,200 jobs.
Another redevelopment project in the planning stages is the Bayfront Village project next to the Nature Center. Pacifica Cos. is working with the city to create a mixed-use project along the bay that will include retail, moderately priced residences and three hotels. Project manager Richard Campbell is cooperating closely with the city and the community to scale the development to Chula Vista’s needs. He says support from the business community has been strong and the city sees his project as a catalyst for downtown development.
Lisa Cohen, executive director of the Chamber of Commerce, feels that the new companies and redevelopment areas are giving Chula Vista the best of both worlds. The mix gives the area strong growth from large companies and expansion opportunities for the area’s small businesses who have new clients for their services.
